BUYING A HOME
Finding the Home Is Only Part of the Decision.
Searching for homes has never been easier. Deciding which property to buy, what it is reasonably worth, how to structure the offer and what risks deserve attention is where experienced representation becomes valuable.
I help Phoenix-area buyers analyze properties, develop offer strategies, negotiate terms, investigate important issues and manage the transaction from the first serious property through closing.
- Property and market analysis
- Offer strategy and negotiation
- Inspection and due-diligence coordination
- Contract, deadline and closing management
BUYER REPRESENTATION
A Buyer’s Agent Should Do More Than Schedule Showings and Write an Offer.
When I represent you as a buyer, my role is not simply to help you gain access to properties. It is to help you evaluate the opportunity, understand the market, develop a negotiating strategy, investigate potential concerns and protect your contractual interests throughout the transaction.
Property Analysis
Helping you understand comparable sales, competing listings, price history, market position and potential ownership considerations.
Offer Strategy
Looking beyond price to terms, concessions, contingencies, timing and the overall strength of the offer.
Due Diligence
Helping coordinate inspections, disclosures, HOA information, insurance questions, solar issues and other property-specific concerns.
Transaction Management
Tracking contractual deadlines, negotiations, lender/title coordination, final walkthrough and the path to closing.
BEFORE YOU MAKE AN OFFER
Understand the Property Before You Decide What to Pay
Once a property becomes a serious possibility, the conversation should shift from “Do I like it?” to “What am I actually buying, how does it compare with the market, and what questions should I answer before making a commitment?”
I help buyers look at the property from several angles so the offer strategy is based on more than the asking price.
Market & Value Questions
- Recent comparable sales
- Current competing listings
- Price and listing history
- Days on market
- Previous sale history
- Likely market position
- Concession patterns
- Negotiation range
Property & Ownership Questions
- HOA fees and known assessments
- Roof and HVAC age/condition
- Pool and major systems
- Insurance considerations
- Flood or drainage questions
- Permits or additions
- Sewer or septic
- Solar ownership, loan, lease or PPA status
- Estimated ownership costs
- Inspection concerns
Reasons Not to Buy Matter Too.
My job is not to convince you to buy a particular house. If there are meaningful concerns about price, condition, location, ownership costs, resale risk or other factors, those deserve to be part of the decision too.
A good offer starts with understanding both the opportunity and the risk.
MY HOME BUYING PROCESS
A Clear Process From the First Conversation Through the Keys.
Buying a home involves a series of decisions that build on one another. My process is designed to help you understand what comes next, evaluate properties carefully and make informed decisions without feeling like you are reacting to the transaction as it unfolds.
01
Goals & Financing
We start by understanding what you are trying to accomplish, where you want to live, your timing, budget and priorities. Financing should also be established early so we understand both your purchasing range and the terms that may affect an offer.
02
Search Strategy
We define the properties, locations and features that matter most while separating true priorities from preferences. The goal is to make the search focused enough to be useful without overlooking good opportunities.
03
Property Analysis
When a home becomes a serious possibility, I help you look at comparable sales, competing listings, price history, market position, ownership considerations and potential concerns before deciding how to proceed.
04
Offer Strategy
We develop an offer based on the property, market conditions, competition and your objectives. Price matters, but so do concessions, contingencies, timing, financing and other terms.
05
Negotiation
I communicate and negotiate the offer with the seller’s side, evaluate counters and help you understand the tradeoffs between price, terms, leverage and risk before you make the next decision.
06
Inspection & Due Diligence
Once under contract, we coordinate the inspection process and review the issues that may affect your decision. Depending on the property, that can include HOA, insurance, solar, permits, roof, HVAC, pool or other concerns.
07
Contract Management
I track contractual deadlines, coordinate with your lender, title and escrow, manage communications and help address issues that arise as the transaction moves toward closing.
08
Closing & Possession
Before closing, we complete the final walkthrough, confirm outstanding transaction items and coordinate the path through signing, recording and possession so you know what to expect at the finish line.
The goal is not simply to get you under contract. It is to help you understand the property, the transaction and the decisions you are making from search through closing.
OFFER STRATEGY
The Strongest Offer Isn’t Always the Highest Offer.
An offer is a package of price, terms, timing and risk. Two offers at the same price can look very different to a seller depending on financing, concessions, contingencies, inspection periods and the buyer’s ability to close.
My job is to help you understand the tradeoffs so we can structure an offer that supports your objectives without unnecessarily giving away protections or negotiating leverage.
Price Is Only One Part of the Offer
A seller may be comparing several offers with different strengths and weaknesses. Sometimes price is the deciding factor. Other times certainty, timing, financing or fewer complications may carry significant weight.
The objective isn’t to “win” the house at any cost. It is to structure an offer you are comfortable owning if the seller says yes.
Price & Market Position
We consider comparable sales, competing listings, property condition, time on market and the seller’s current position when deciding what price range makes sense.
Seller Concessions
Closing-cost assistance, rate-buydown funds or other concessions can affect both the economics of your purchase and how the seller evaluates the offer.
Financing
Loan type, down payment, lender preparation and financing contingencies can affect how much certainty a seller sees in the transaction.
Earnest Money
Earnest money can communicate commitment, but the amount should be considered together with your contractual protections and the circumstances of the offer.
Contingencies & Due Diligence
Inspection periods, appraisal considerations, financing contingencies and other contractual protections can materially change both your risk and the seller’s view of the offer.
Timing & Possession
Closing date, seller possession, flexibility and transaction timing can sometimes create negotiating value without simply increasing the purchase price.
A well-structured offer balances competitiveness with the price, terms and protections that make sense for your situation.
AFTER THE OFFER IS ACCEPTED
The Inspection Period Is About Understanding What You’re Buying.
Once you’re under contract, the focus shifts from negotiating the opportunity to investigating the property. This is the time to gather information, ask questions and decide whether the home and the terms of the transaction still make sense.
I help coordinate the real estate side of that process, track contractual deadlines and identify questions that may require an inspector, contractor, insurance professional, lender, title company, attorney or other appropriate specialist.
Property Investigation
Depending on the property, the investigation may include questions about:
- General home inspection
- Roof
- HVAC
- Plumbing
- Electrical
- Pool and spa
- Sewer or septic
- Termites or wood-destroying organisms
- Permits and additions
- Drainage or flood considerations
Transaction & Ownership Questions
Some important issues aren’t visible during a physical inspection.
- Seller disclosures
- HOA documents and assessments
- Insurance availability and cost
- Title matters
- Solar ownership, loan, lease or PPA
- Utility information
- Financing requirements
- Appraisal considerations
- Property taxes
- Estimated ongoing ownership costs
Inspection Findings Become Decisions.
An inspection report can contain dozens of observations, but they do not all carry the same importance. We can discuss which findings may affect your decision, what additional information may be appropriate and how you want to approach repair requests, credits, price adjustments or other contractual options available to you.
When an issue requires specialized advice or evaluation, I will recommend that you consult the appropriate licensed or qualified professional rather than trying to substitute real estate experience for expertise outside my scope.
WHEN THE PROPERTY HAS MORE TO CONSIDER
Some Homes Need a Little More Investigation.
A property can look straightforward during a showing and still involve questions that affect cost, risk, financing or resale. Part of my job is recognizing when we should slow down, gather more information and bring the right people into the conversation.
These issues don’t necessarily make a property a bad purchase. They simply deserve to be understood before you move forward.
SOLAR HOMES
Understand the Solar Before You Buy the House
A solar system may be owned outright, financed, leased or subject to a power purchase agreement. Those differences can affect ownership costs, transfer requirements, financing and the transaction itself.
- Ownership or agreement type
- Outstanding loan or payoff
- Lease/PPA transfer requirements
- Utility information
- System age and available documentation
HOA & CONDO
You’re Buying Into More Than the Unit or House
HOA rules, assessments, reserves, insurance responsibilities and community restrictions can materially affect both ownership and future resale.
- HOA fees
- Special assessments
- Rules and restrictions
- Reserve information
- Insurance responsibilities
- Condo financing considerations
property risk
Condition Can Affect More Than Repair Costs
Roof age, electrical systems, plumbing, claims history and other property characteristics can sometimes affect insurance availability, premiums or lender requirements.
- Roof age and condition
- Electrical system
- Plumbing
- Prior claims Insurability
- Deferred maintenance
new construction
The Builder’s Sales Office Represents the Builder
New construction can involve builder contracts, incentives, upgrade decisions, financing choices, inspection opportunities and deadlines that differ from a typical resale transaction.
- Builder incentives
- Lot premiums
- Upgrade costs
- Financing options
- Inspection opportunities
- Completion and walkthrough issues
TITLE & FINANCING
Some Issues Don’t Show Up During the Tour
Liens, unusual financing, ownership questions or lender requirements may affect whether a transaction can proceed as expected. When those issues arise, I coordinate with title, escrow, lending and other appropriate professionals.
- Title questions
- Liens
- Loan requirements
- Seller payoff issues
- Ownership structure
- Closing coordination
LONG-TERM CONSIDERATIONS
Think Beyond the Day You Buy It
Location, lot orientation, road noise, views, surrounding development and unusual property characteristics may affect your enjoyment today and buyer demand when you eventually sell.
- Lot and orientation
- Traffic/noise
- Views and view protection
- Surrounding land use
- Neighborhood competition
- Potential resale considerations
The Goal Is Not to Find Problems. It Is to Avoid Surprises.
If an issue requires inspection, engineering, legal, tax, insurance, lending or other specialized advice, I help identify the question and encourage you to obtain guidance from the appropriate qualified professional.
WHY BUYERS WORK WITH ROB
